Before you start
What to check first
- Deposits are protected with the Tenancy Deposit Scheme (TDS).
- Client money is protected under Propertymark Client Money Protection (CMP).
- The Renters' Rights Act 2025 changes tenancies from 1 May 2026, including periodic tenancies and the end of Section 21. We handle the transition and paperwork for you.
- Gas safety, EICR, EPC and licensing requirements are tracked on your behalf.

What are your fees?
Guaranteed rent is quoted as the fixed monthly amount you receive. Lettings and management start from 10% of the agreed rent. RGS is not VAT registered, so no VAT is added. Our full fee schedule is on the Fees page.
What does the Renters' Rights Act mean for me?
Since 1 May 2026, fixed-term assured shorthold tenancies and section 21 no-fault evictions have ended for most lets. We keep your paperwork, notices and compliance up to date as the rules change.
Who looks after repairs?
We coordinate maintenance with vetted contractors. Responsibilities for larger repairs are set out clearly in your agreement before you sign.
Do I need consent from my mortgage lender or freeholder?
Usually, yes. Most buy-to-let mortgages and many leases need consent for this type of arrangement or for short stays. We'll tell you exactly what to check before anything is signed.
