Not every landlord wants a fixed-term agreement or short stays. Lettings & Management finds a tenant, references them properly and manages the tenancy for you, so you keep a standard tenancy at market rent while RGS handles the day-to-day and the compliance.

What the new rules mean for your tenancy
The law governing assured shorthold tenancies changed in 2025. Here is what matters for landlords, in plain English.
- Fixed-term assured shorthold tenancies and section 21 no-fault evictions have ended for most lets from 1 May 2026.
- Rules on rent in advance and rent increases are stricter, with clearer notice periods for landlords to follow.
- RGS keeps your tenancy paperwork and compliance current as the rules change, so you are not tracking it alone.

Frequently asked questions
How does guaranteed rent work?+
We place your property on a secure, long-term tenancy where the rent is funded through established arrangements rather than depending on an individual tenant's circumstances. That is what makes the rent reliable. It is not a promise underwritten by RGS. You receive a fixed amount each month for the agreed term, and the payment date, the term and any exclusions are set out in your agreement before you sign.
Do I need consent from my mortgage lender or freeholder?+
Usually, yes. Most buy-to-let mortgages and many leases need consent for this type of arrangement or for short stays. We'll tell you exactly what to check before anything is signed.
Is serviced accommodation allowed in London?+
In Greater London, whole homes can be let for short stays for up to 90 nights a year without planning permission. We'll advise on the right model for your property and borough.
What does the Renters' Rights Act mean for me?+
Since 1 May 2026, fixed-term assured shorthold tenancies and section 21 no-fault evictions have ended for most lets. We keep your paperwork, notices and compliance up to date as the rules change.
Who looks after repairs?+
We coordinate maintenance with vetted contractors. Responsibilities for larger repairs are set out clearly in your agreement before you sign.
What are your fees?+
Guaranteed rent is quoted as the fixed monthly amount you receive. Lettings and management start from 10% of the agreed rent. RGS is not VAT registered, so no VAT is added. Our full fee schedule is on the Fees page.
