Is it right for you?
Landlords who want certainty and zero day-to-day involvement.
Good fit if…
- You want the same amount each month, set by the agreement rather than by what a tenant pays
- You'd rather not deal with tenant calls, viewings or chasing arrears
- You're comfortable with a 3-year agreement rather than a standard tenancy
Probably not, if…
- You want to hold out for the highest possible market rent rather than fixed certainty
- You may need to sell or move back into the property within the next 3 years

What to check first
- Your agreement is with RGS, rather than with individual occupants directly.
- Check whether your mortgage lender and freeholder need to give consent for this arrangement.
- Landlord insurance should reflect the arrangement. We'll advise on what to check with your insurer.
- A valid gas safety certificate, EICR and EPC need to be in place before move-in; we can arrange these for you.
- Full fees for this service are set out on our Pricing page.
This is general information, not legal or financial advice. We'll advise on what applies to your specific property before anything is signed.

Questions
Frequently asked
How does guaranteed rent work?
We place your property on a secure, long-term tenancy where the rent is funded through established arrangements rather than depending on an individual tenant's circumstances. That is what makes the rent reliable. It is not a promise underwritten by RGS. You receive a fixed amount each month for the agreed term, and the payment date, the term and any exclusions are set out in your agreement before you sign.
Do I need consent from my mortgage lender or freeholder?
Usually, yes. Most buy-to-let mortgages and many leases need consent for this type of arrangement or for short stays. We'll tell you exactly what to check before anything is signed.
Who looks after repairs?
We coordinate maintenance with vetted contractors. Responsibilities for larger repairs are set out clearly in your agreement before you sign.
What are your fees?
Guaranteed rent is quoted as the fixed monthly amount you receive. Lettings and management start from 10% of the agreed rent. RGS is not VAT registered, so no VAT is added. Our full fee schedule is on the Fees page.
